The Spears Building

About this project

The Spears Building was an existing 130,000 sf manufacturing building.  Our client sought the conversion to Residential Condominiums and Commercial Galleries, and our design resulted in 30 new loft apartments, six private rooftop terraces, and four commercial art galleries, including the well-known Max Protetch gallery which exhibited artists and architects such as Sol LeWitt, Andy Warhol, and Zaha Hadid.  With minimal exterior intervention, we cleaned and restored all facades and placed lot line windows in the East facade facing onto the high line, creating a composition of newly punched openings and weathered painted signage and graffiti which would later become a featured element in the High Line Park.  We also obtained a variance from the NYC Board of Standards and Appeals, NYC Loft Board Certification, Condominium filing with the Attorney General’s Office.
